Gas Lines

Gas Line Repair/Installation (Hard Pipe)
1/2”, 3/4”, & 1” gas lines range in price from $210-$260 for up to the 1st 2 linear feet of repair and/or installation. Additional footage ranges from $50-$80 per foot.
The corresponding valve sizes range from $135-$160 per valve.

Gas Line Repair/Installation (Flexible CSST)
1/2” & 3/4” flexible gas line ranges in price from $335-$385 for up to the 1st 2 linear feet of repair and/or installation. Additional footage ranges from $75-$80 per foot.

Gas Leak Test
Homes under 2500 square feet will pay a price of $260 with a credit of $110 if subsequent work is completed.
Homes 2500 square feet or larger will pay $360 with a credit of $135 if subsequent work is completed.

Appliance Connector
The solo addition of an appliance connector costs $210.
If other work is completed within the same job, the price drops to $100 for the addition of the appliance connector.
Water Lines

Water Line Repair/Installation (Copper)
1/2”. 3/4”, & 1” water lines range in price from $210-$260 for up to the 1st 2 linear feet of repair and/or installation. Additional footage ranges from $60-$85 per foot.
The corresponding valve sizes range from $185-$240. If other work is completed within the same job, the prices drop to $75-$150 per valve.

Water Line Repair/Installation (PEX)
1/2”, 3/4”, & 1” water lines range in price from $160-$210 for up to the 1st 2 linear feet of repair or installation. Additional footage ranges from $40-$65 per foot.
The corresponding valve sizes range from $160-$200. If other work is completed within the same job, the price drops to $60-$90 per valve.

Other Valves
Other valves can range in price from $160-$485 per valve depending on valve type. Other valves we install are Emergency Shut off, Dual Emergency Shut Off, 3/4” Meter Valve, 3/4” Meter Spud, and 3/4” Pressure Reducing Valve.
If other work is completed within the same job, the price drops to $50-$375 depending on valve type.

Hose Bibb Install
We offer Standard, Frost Free, and Dual (Hot & Cold) Hose Bibb Installation. The Prices can range from $210-$560 depending on type of hose bibb being installed.
If other work is being completed within the same job, the price can drop to $125-$500 depending on hose bibb type.
Bathroom

Faucet Install
When it comes to bathroom faucet installs, the customer can pay one price and have Gnizak Plumbing and Gas take care of obtaining their chosen faucet, or the customer can purchase their own and just call us for the installation process. If you choose to have us purchase the faucet, the price is $310 for a sink faucet and $860 for a shower faucet.
The customer can choose a sink faucet up to $100 or a shower faucet up to $200. If the faucet purchase price exceeds those allotted amounts, the additional amount will be added onto the invoice.
If the customer supplies the faucet, sink faucet installation is $185 and shower faucet installation is $660.

Toilet Installation
Toilet installation prices can range from $260-$460 depending on who purchases the toilet. If the customer already possesses the toilet and only needs installation services, the price is $260.
If Gnizak Plumbing and Gas purchases and installs the toilet, the price is $460. If the customer has a preference on which toilet is installed, the price of the toilet must be $200 or less. If the price of the toilet exceeds $200, the difference will be added to the invoice.

Toilet Repair
Minor toilet repairs are $210. This includes if one or two parts of the toilet inside the tank need to be repaired or replaced, or if the handle needs to be swapped out.
Major toilet repairs cost $285. This price is if a majority of the parts within the tank need to be repaired or replaced.
If a toilet needs to be pulled and reset for any reason (to replace the wax ring, to snake a drain without a cleanout, just to name a couple) the price is $210. If additional work is being completed in the same job, the price drops to $100 to pull and reset a toilet.

Other Toilet Prices
Toilet seat replacement costs $185.
Customer supplied Bidet Installation is priced at $310.

Shower Cartridge Replacement
If your shower is a single handle, the cartridge repair price is $235.
If it is a multi-handle shower faucet, the cost to replace 1 of the cartridges is $185. If replacing 2 of a multi-handle, the price is $310, and the price to replace all 3 cartridges in a multi-handle shower faucet is a total of $360.

Bathroom Fixture Repairs
Other bathroom fixture install/repairs that may be needed are as follows:
Shower Strainer $410
Tub Spout $235 (if the tub spout requested by the customer totals over $50, the difference will be added to the invoice).
Waste & Overflow $510
Pop-up Assembly $210 (If additional work is being done in the same job, the pop-up assembly price drops to $100).
Sink Installation

Faucet Install
When it comes to kitchen faucet installs, the customer can pay one price and have Gnizak Plumbing and Gas LLC take care of obtaining their chosen faucet, or the customer can purchase their own and call us for the installation process. If you choose to have us purchase the faucet, the price is $410 to install a sink faucet. If the faucet purchase price exceeds $200, the additional amount will be added onto the invoice.
If the customer supplies the faucet, sink faucet installation is $185.
Customer supplied pot fillers can also be installed for a base price of $210. That price is good for swapping out existing pot fillers. If no pot filler currently exists in the location requested, water line work, valves, and other services may be necessary.

Garbage Disposal Installation
Price for a garbage disposal depends on the horsepower and who is supplying the garbage disposal.
½ HP is $510
¾ HP is $760

Sink Repairs
Minor sink repairs start at $190 and Major sink repairs start at $235. If other work is being completed in the same job, minor sink repairs drop to $80 and Major sink repairs drop to $130.

Sink Installation
A customer supplied drop-in sink installation costs $410. Gnizak Plumbing and Gas LLC does not install any other type of sink other than drop-in. The customer is responsible for having the sink on site for the technician to install and the counter must already have the proper cut-out.

Appliances
Dishwasher Installation $410
Dishwasher Supply Line $185
Refrigerator Water Line $260. This price also applies to any appliance that requires its own waterline, such as independent ice machines.
Drain Lines

Drain Line Repairs & Installation
1 1/2”, 2”, 3”, & 4” drain lines range in price from $310-$460 for up to the 1st 5 linear feet of repair and/or installation. If additional work is being completed in the same job, those price drop to $175-$325.
Additional footage ranges from $60-$125 per foot.
If a cleanout needs to be installed, the corresponding drain size clean out prices range from $100-$275.

Air Admittance Valve Installation
If an AAV (air admittance valve) is needed, the solo price is $285. If additional work is being done on the same job, the price drops down to $175.

Sump Pumps

Sump Pump Installation
Price for sump pump installation depends on the horsepower and who is supplying the sump pump.
1/3 HP is $660
1/2 HP is $860
Customer Supplied is $380
A battery backup system for each size horse power ranges from $2,060-$3,000.

Check Valve Installation
The price for a check valve depends on the size of the check valve and the material its made out of.
A 1 1/2” check valve is price at $210. The price drops to $110 if additional work is being completed in the same job.
A 2” cast iron check valve is priced at $310, with the price dropping to $220 if additional work is completed in the same job.
A 2” plastic check valve is priced at $270, with the price dropping to $175 if additional work is completed in the same job.

Battery Backup Maintenance
If the battery on a battery backup system for a sump pump needs to be replaced, the price is $460.
Laundry

Washing Machine Hook-up
Installation of Washing Machine Hoses costs $260 unless additional work is being completed in the same job. The price then drops to $175.
A Laundry Box Installation is priced at $410.
If a washing machine hose bibb needs to be replaced, the price is either $210, or $125 if other work is being completed in the same job.
If both hose bibbs need to be replaced on a washing machine hook-up, the price is $310 solo, or $200 flat if other work is being completed in the same job.

Utility Sinks
A single basin utility sink with faucet is priced at $685. If the sink and faucet chosen by the customer exceeds $160, the difference will be added to the invoice.
A double basin utility sink with faucet is priced at $760. If the sink and faucet chosen by the customer exceeds $300, the difference will be added to the invoice.

Utility Sink Removal
If the existing utility sink is made of concrete, a fee of $300 will be charged. This includes the break-up of the concrete utility sink and haul-off of debris.

Other Utility Sink Services
If a new faucet is being replaced on an existing utility sink, the price is $410. If the faucet chosen by the customer is more than $100, the difference will be added to the invoice.

Water Heaters

Water Heater Installation
The price of a water heater installation has many factors. This includes the size of the tank, as well as the fuel type, vent type, and who is supplying the tank.
40 gallon water heaters range in price from $1,460-$2,560 depending on fuel type. Gas is $1,560, Electric is $1,460, and Propane is $2,560.
Both gas and electric 50 gallon water heaters are priced at $2,060. a 50 gallon power vent is priced at $3,560.
Customers are free to supply their own gas or electric water heater. The cost to install a gas water heater supplied by the customer is $850. The price of a customer supplied electric water heater is $910.
These prices may fluctuate depending on the individual situation and other potential add-on services that may be required (such as additional valves, water line or gas line work, etc.)

Specialty Water Heater Installation
A Tankless Water Heater’s base price is $4,260
A Manufactured Home requires a specific water heater built for manufactured homes, and will cost $3,060.
A less common 40 gallon water heater is 18” Wide to fit into tight areas and is priced at $2,260.

Flu Pipe Repair
The 1st 3 linear feet of flu pipe repair starts at $260. Each additional foot beyond the 1st 3 feet costs $75 each.

Gas Fireplace Insert Hook-up
This price applies to both new and existing gas fireplace hookups. The cost to swap out an existing natural gas fireplace insert, or to put one in for the first time costs $360.
There will be additional gas line charges if the fireplace has not yet been converted from wood.
Customer must supply the insert that is to be hooked up.

Natural Gas Fire Table Hook-up
Customer must supply the fire table/kit that is to be hooked up. Gnizak Plumbing and Gas does not assemble bases of tables or other furniture to be used as a fire table. Gnizak Plumbing and Gas only makes the connection from the supply to the insert. The cost to install a fire table starts at $360.
Additional gas line charges may apply.

Natural Gas Grill Hook-up
Grills that are already suited for natural gas hook-up costs $360 for installation.
If an additional Natural Gas Conversion Kit it necessary for hook-up, the price is $485.
Additional gas line work may be necessary.

Gas Lantern Hook-up
Customers must supply the gas lantern that the customer wishes to be installed. Gas line will have to be run in most cases unless an existing gas lantern was in the same location. The cost to install a gas lantern starts at $360.

Gas Line Trench
If the gas fixture requires an exterior gas line to be installed, there is an additional fee of $100 for every linear foot to dig the gas line trench. In most cases, this type of project will also require a permit to be pulled and an inspection to be scheduled. 811 must also come and mark utilities before any work can begin.
This fee is ineligible for discounts and coupons.
Additional Charges

In Wall/Ceiling Excivation
If a wall, ceiling, or other finished material needs to be opened up to diagnose a problem, find a leak, install drain lines, water lines, or gas lines, or for any other reason to quote or complete the job, Gnizak Plumbing and Gas is required to charge a nonrefundable fee of $160. This is due to the potential hazards to the technician as well as the added liability of demo-work. This fee is ineligible for coupons and discounts.

Access Panel Installation
Adding an access panel is recommended wherever finished material covers important access points, such as shut-off valves. Each access panel installation is $160. Price drops to $100 per access panel if other work is being done.

Hazardous Conditions Fee
A Fee of $100 must be added to any job that is deemed hazardous. This fee applies to attics, crawlspaces, roofs, under trailer homes, flooded basements, and if harsh chemicals were used in drains prior to work being performed.
It is company policy that this fee be applied if the technician will be subject to working under any of those conditions listed above. This list is not comprehensive and may be added to or modified at ay time. Additional situations are at the technician’s discretion if this fee is to apply, but must have a valid reason.
This fee is ineligible for discounts and coupons.

Diagnostic Charge
Estimates are generally free with Gnizak Plumbing and Gas LLC.
However, if a technician cannot diagnose a problem and give a quote by simply looking at the issue, a diagnostic fee must be charged.
A fee of $100 will be charged if a technician is required to touch or use tools on any customer property in order to diagnose an issue and deliver a quote.
This fee is also the price that is used if a very simple and small job that does not have it’s own price in the price book is needed, such as relighting a water heater pilot light.

Permits & Inspections
If a job requires a permit and/or inspection, by request of the customer or requirement of the local municipality, the customer will be charged a one time fee of $300. This is to cover the cost of the permit and/or inspection, as well as the technician’s time to file the additional paperwork and coordinate with the city.
This fee is ineligible for coupons and discounts.

Throughway Charge
This Charge is added to any job where the technician must drill new holes in any material to run pipe or any other material through. This could apply to drilling through studs, between floors/ceiling, and even through a tub. a maximum of one fee will be charged per fixture being installed.
$25 per fixture will be charged when drilling through low-risk materials such as wood.
A $50 fee will be applied to each ‘special material’ fixture that must be drilled through. An example of this would be a fiberglass or acrylic tub or shower surround.
Discounts

Referral
A 2% discount is given to every customer who refers someone who ends up doing work with Gnizak Plumbing and Gas LLC.
There is no limit to the amount of referrals one can accrue, but they are not stackable. A maximum of 1 referral discount can be used on any given transaction. If a job has multiple quotes due to changes in the scope of work, only one referral discount can be redeemed per that service.
Referrals do not expire.
Referral discounts cannot be used on fees that are ineligible for discounts.

Veterans, Active Military & Spouses
Veterans and Active Military & their spouses are eligible for 10% off every job except the fees that are ineligible for discounts. This discount is only given if asked for. The technician has the right to verify veteran/military status through military ID request.

Senior Citizens
People over the age of 60 are eligible for a 5% off discount upon request. This discount can be used on every job except the fees that are ineligible for discounts.

Friends/Family
Friends and Family receive a 15% discount off of every job except the fees that are ineligible for discounts. This discount is at the discretion of the owner of Gnizak Plumbing and Gas LLC.

Senior Citizens & Veterans
Veterans that are over the age of 60 can qualify for the discount of 12% off every job except the fees ineligible for discounts. Proof of military status may be requested through the form of military ID. This discount is only given upon request of the customer.

Friends/Family & Veterans
Family and Friends that are also Veterans/Active Military or Military Spouses are eligible for a 18% off discount on every job except the fees that are ineligible for discounts. This discount is at the discretion of the owner of Gnizak Plumbing and Gas LLC.

Friends/Family & Senior Citizens
Family and Friends that are above the age of 60 can enjoy a 16% off discount on every job except for the fees that are ineligible for discounts. This discount is given at the discretion of the owner of Gnizak Plumbing and Gas LLC.

Friends/Family, Senior Citizens, & Veterans
Friends and Family that also qualify for the veteran discount and the senior citizen discount can take advantage of a 20% off discount on every job. Fees that are ineligible for discounts do not apply. This discount is given at the discretion of the owner of Gnizak Plumbing and Gas LLC.
Discounts are not stackable with other discounts. Discounts may be used in conjunction with promotional sales and coupons. No more than one discount can be used in any invoice.
This Price book will be updated over time and is only to get a rough idea of what your project might cost. Individual circumstances may cause the quoted price to be different than is listed above. All quotes can be explained in detail about why the price is what the technician quoted. Please do not hesitate to ask if you are unsure about why something is priced a certain way.
