Scope of Work
Gnizak Plumbing and Gas offers a vast majority of plumbing and gas services to residential and commercial properties, including but not limited to:
Water Heater/Tankless Installation
Toilet Installation and Repair
Faucet Installation and Repair
Water Line Repairs
Gas Line Repairs
Sump Pump Installation
Appliance Installation
All jobs quoted by Gnizak Plumbing and Gas include the price of all materials needed to complete the project that was quoted out. Some jobs have ‘fixture allowances’ and if the allowance is exceeded, the difference will be passed onto the customer and may result in a change order (new quote) before work can begin.
Listed below are jobs with fixture allowances and the amount allocated per job before the customer must pay extra.
Bathroom Faucet Install (up to $100)
Shower Faucet Install (up to $200)
Toilet Install (up to $200)
Tub Spout Repair (up to $50)
Kitchen Faucet Install (up to $200)
Single Basin Utility Sink w/ Faucet Install (up to $160)
Double Basin Utility Sink w/ Faucet Install (up to $300)
Laundry Faucet Install (up to $100)
Example: If the customer picks out a bathroom sink faucet that is $154.99 and the allowance is only $100, an additional charge of $54.99 will be added to the quote on top of the price to install the faucet.
Listed below are areas of service Gnizak Plumbing and Gas does NOT offer.
Does not break up concrete basement floors to repair underground pipes.
Does not demo existing finished patios or driveways to lay gas lines.
Does not offer excavation of earth to lay new waterlines or repair damaged pipes underground.
Does not work on boilers or furnaces.
Does not put back drywall or other finished materials.
Does not offer restoration or mitigation services after water damage
Does not repair or install irrigation or fire suppression systems
Does not repair appliances such as dishwashers, ovens, washing machines, refrigerators, etc.
Payment Terms
Gnizak Plumbing and Gas requires all jobs to be paid in full at the time of completion, prior to the technician leaving the property.
Gnizak Plumbing and Gas requires at least 35% of the job total to be put down as a deposit on all jobs $1,000 or more before the job can be scheduled or started.
Cash, card, and check are all acceptable payment types. No credit card processing fee will be passed onto the customer.
In the event that a check bounces, a 10% fee will be added to the customer’s outstanding balance.
If an outstanding balance is not paid for longer than 30 calendar days, a 5% fee of the total amount due is added.
If after 30 days, the outstanding balance is not paid, and no attempt has been made in good faith to rectify the situation on the customer’s end, legal action will be taken. See “Dispute Resolution’ for more information.
Warranty
Drain Cleaning services performed by Gnizak Plumbing and Gas employees are subject to a 30 day, 1 time return warranty. If the issue persists, additional work must be completed to rectify the situation at the expense of the customer. No warranty is left on the warranty drain cleaning service.
All pipes, fittings, and other parts installed by a Gnizak Plumbing and Gas employee are subject to a 30 day warranty. This applies to any part with a defect that is not caused by installation error or another error made by the technician's labor.
Any issue that arises from something a technician did directly, such as incorrect installation of a fitting or other part, not tightening a part completely, etc, is subject to a 90 day warranty.
Fixtures are subject to the warranty provided by the manufacturer. Gnizak Plumbing and Gas LLC requests that the customer informs us of the issue and to let Gnizak Plumbing and Gas advocate on the customers behalf with the manufacturer.
Customers have until the last day of their warranty after the work was completed to call and schedule an appointment to fix the situation. The work does not have to be complete within the allotted days of the warranty.
Warranty is void if abnormal wear and tear is present.
Warranty is void if any other company or individual tampers or works on the warrantied area.
No warranty is given if critical associated work is not completed upon customer’s request, despite technician recommendation.
Quote Expiration
Quotes given by a Gnizak Plumbing and Gas LLC employee are valid for 90 days after the quote is given.
The quote given is only valid for the exact scope of work outlined in the quote. If any changes are made prior to starting the project, a new quote will be provided and signed by the customer.
If a change order (new quote) is provided, the updated quote overrides the contractual obligations of both parties outlined in the original quote.
If changes are made during a project that has already begun, an additional quote will be provided and signed by the customer. The job will then have 2 (or more) quotes contractually binding both parties until the work is complete. Both/All quote totals will be due at the time of job completion. Additional progress payments will be discussed and written into the contract for larger jobs. If multiple quotes exist and are being completed simultaneously, the accumulated total of all quotes dictates if a 35% deposit is due.
Liabilities and Indemnification
Any damage caused to the personal property of the customer by a Gnizak Plumbing and Gas employee while on the property, will be compensated appropriately.
Examples of this are as follows, but not limited to:
Damage caused to electrical while cutting through drywall
Flooding/water damage caused by a leaking or burst pipe due to technician
In the event of damage, the customer will choose a licensed company or person registered with the city the property resides in. All payment to the chosen contractor will be handled between Gnizak Plumbing and Gas and the chosen company. Customers will not be given any cash or check directly. Gnizak Plumbing and Gas LLC is not liable for any damage or poor workmanship caused by the chosen company. Gnizak Plumbing and Gas LLC is only liable and responsible for work completed by Gnizak Plumbing and Gas LLC employees.
Gnizak Plumbing and Gas LLC is not liable for damage caused if a problem is foreseen and the customer is made aware of the potential damage. A signature is required by the customer stating the technician warned of potential hazard.

I hereby release Gnizak Plumbing and Gas LLC of any liability if the foreseen event occurs.

If a fixture, such as a faucet, sink, tub, etc., is damaged due to something a Gnizak Plumbing and Gas LLC technician did, the company will repair or replace the same quality that existed prior to the damage occurring.
Gnizak Plumbing and Gas LLC is not liable for damage from burst pipes caused by freeze/thaw.
Gnizak Plumbing and Gas LLC is not liable if another company or individual tampers or does work on areas/fixtures previously worked on by Gnizak Plumbing and Gas LLC employees.
Any work done by another company or individual voids any outstanding warranties left by Gnizak Plumbing and Gas LLC.
Permits and Compliance
Gnizak Plumbing and Gas LLC is committed to staying in compliance with Federal, State, and Local requirements and codes.
Gnizak Plumbing and Gas LLC operates under a valid Commercial Plumbing Contractor License given by the OCILB (Ohio Construction Industry Licensing Board).
OH LIC# 51551
Gnizak Plumbing and Gas LLC is in compliance with local regulations and codes and is registered within every city that work is performed.
Permits and inspections are obtained when required and or requested. An additional fee is charged when permits are necessary and or requested.
Gnizak Plumbing and Gas LLC holds $1,000,000 (per occurrence) general liability insurance through Wayne Mutual Insurance Company.
Gnizak Plumbing and Gas LLC is bonded according to the cities that require it. A list of those cities and amounts bonded are as listed below:
Avon Lake, OH $15k bond
Sheffield Lake, OH $15k bond
Sheffield Village $15k bond
Avon, OH $10k bond
Westlake, OH $10k bond
Lorain, OH $25k bond
Elyria, OH $25k bond
Wellington $5k bond
All bonds are issued through Liberty Mutual Insurance.
Forced Majeure
If natural disasters or human actions physically prevent Gnizak Plumbing and Gas LLC technicians from reaching the property of the jobsite, it is at the technician’s discretion when the job can be rescheduled.
If the customer does not or cannot wait for the allotted time given by the technician, the customer is freed of the contractual obligations as long as the work has not been started. The customer is then free to contact another company or individual to complete the work.
If the work has begun, a fee equal to the percentage of work completed will be due immediately. The price of any nonreturnable materials that have already been purchased at the time of cancellation will also be due immediately. Once payment is received for the nonreturnable materials, a Gnizak Plumbing and Gas LLC technician will deliver the materials to the job site at their discretion, as soon as possible.
Natural disasters that may prevent a technician from accessing the jobsite include but are not limited to: Snow storms, high winds, flooding, etc.
Dispute Resolution
Gnizak Plumbing and Gas LLC requires payment in full upon the completion of every job.
If the job is not paid for, it is at the discretion of Gnizak Plumbing and Gas LLC to put a Mechanics Lien on the customer’s property. In the event of this happening, the customer may lose rights to their property.
If invoices sit stagnant for longer than 30 days, a 5% fee of the remaining balance owed will be added.
After 30 days of nonpayment, next legal steps will be taken.
The customer will be responsible for paying legal fees incurred by Gnizak Plumbing and Gas due to the customer’s nonpayment.
No legal action will be taken if the customer shows a ‘good faith’ effort to make payment arrangements with Gnizak Plumbing and Gas LLC.
Confidentiality
Gnizak Plumbing and Gas LLC is committed to keeping its customers' information safe and private. Identifying customer information will not be sold or shared with parties not affiliated with Gnizak Plumbing and Gas LLC.
Any third parties Gnizak Plumbing and Gas LLC uses to store and organize customer information will be held accountable in making sure customer information stays safe and secure.
Pictures, videos, or other media taken by Gnizak Plumbing and Gas LLC technicians may be shared on public platforms. All customers are free to decline the use of plumbing project media taken on their personal property. Denial of the use of media taken on a customer’s property must be vocalized. The lack of disapproval is taken as consent to use pictures, videos, or other media on any form of official business conducted by Gnizak Plumbing and Gas LLC. If the work is completed at a Landlord/Tennant agreement, either the landlord or tenant has the right to prohibit the distribution and usage of media collected on the premises they own or reside.
Photos taken may be used on www.gnizakplumbingandgas.com, on social media pages run by Gnizak Plumbing and Gas LLC, and on advertisement material. This is not a comprehensive list.
Cancellation Policy
All customers have the right to cancel scheduled work within 3 calendar days from signing the contract. If the 3 calendar days have passed, the customer has until 24 hours prior to work beginning to avoid the cancellation fee.
If the contracted work was scheduled to begin within 24 hours from the time of cancellation, a $60 fee will be due upon cancellation. This fee is to cover the technician's time and cost quoting out the work and the customer's lack of consideration for the technician to refill the customer's scheduled time slot.
Company Polices
Gnizak Plumbing and Gas LLC requires all animals to be supervised or put away while the technician is on the property.
At no time should a minor (person under the age of 18 years) be left alone without a legal adult present while the technician is on the property.
Gnizak Plumbing and Gas LLC technicians maintain the right to refuse service for any reason without disclosing said reason to the customer.
Gnizak Plumbing and Gas LLC technicians maintain the right to refuse service for exorbitantly unsafe or unclean circumstances.
A Hazardous Conditions fee of at least $100 will be charged in any of the following situations:
Attics
Crawl Spaces
Under Trailer Homes
Roofs
Flooded Basements
Prior Use of Harsh Chemicals before Drain Cleaning
This fee is nonnegotiable, nonrefundable, and ineligible for discounts and coupons.
The $100 fee is applied for the first hazardous condition, with an additional $50 per hazard thereafter.
As per Ohio Revised Code 2923.111 all Gnizak Plumbing and Gas LLC employees are allowed to conceal carry for their protection. ‘No Guns’ sign (or similar) must be clearly visible for technicians to abide by private property rules. Gnizak Plumbing and Gas LLC technicians do not need to make customers aware of the technician’s personal protection devices, however any technician must abide by any rules enforced by the customer.
Customer Property Protocol
Gnizak Plumbing and Gas LLC is committed to treating every customer's home and personal property with care. The work area will be left as it was found, or better. Exemptions apply to scope of work Gnizak Plumbing and Gas LLC does not offer (such as drywall replacement).
All trash brought onto the premises by a Gnizak Plumbing and Gas LLC technician will be removed at the time of job completion.
Gnizak Plumbing and Gas LLC offers a discount of $10 (per toilet) off the current contracted total if the customer disposes of the toilet(s) that was removed.
It is Gnizak Plumbing and Gas LLC’s company policy that work vehicles will not park or drive except on designated driveways or street parking. Yard parking is against company policy for the safety of the customers lawn and company vehicles.
Gnizak Plumbing and Gas LLC forbids any technician from smoking in company vehicles or on a customer's property.
Technicians will treat all property with the utmost respect and will be held liable for any damage caused.
Subcontractor Clause
Any quote given by Gnizak Plumbing and Gas LLC will be completed, start to finish, only by employees of Gnizak Plumbing and Gas LLC.
If another trade is required to fix damage caused by a Gnizak Plumbing and Gas LLC technician, the customer will choose a licensed and insured contractor or person to complete the work. All payment to the chosen contractor will be handled between the chosen contractor and Gnizak Plumbing and Gas LLC.
Gnizak Plumbing and Gas LLC is not liable for any damage or poor workmanship exhibited by the chosen contractor, even if the chosen contractor was recommended by a Gnizak Plumbing and Gas LLC technician. All damage and complaints must be directed to the appropriate party.
Gnizak Plumbing and Gas LLC is only responsible for persons hired under the Gnizak Plumbing and Gas LLC company, working under OH LIC # 51551 in the state of Ohio.
Project Materials
Due to the nature of the Lump Sump pricing method primarily used by Gnizak Plumbing and Gas LLC, any materials purchased by Gnizak Plumbing and Gas LLC belong to Gnizak Plumbing and Gas LLC. All extra/leftover material will be taken by Gnizak Plumbing and Gas LLC by the completion date of the contracted work.
Any tools or material owned by Gnizak Plumbing and Gas LLC that have been left at the job site shall be held for a minimum of 48 hours to allow the technician time to make arrangements for pickup.
For the following statement, the term ‘scrap’ refers to any metal material removed by the technician during the contracted work.
Any scrap collected by a Gnizak Plumbing and Gas LLC technician shall be removed from the job site by the completion of the contracted work. If the customer wishes to keep the scrap, he or she must vocalize the request prior to scrap being taken off of the job site.
